FUNDING LEVEL: 90% of Appraised Value of your Collateral.

• Terms up to 60 months, no pre payment penalty (10, 20, & 25 year terms with some commercial assets).

• Construction & Rehab loans up to 90% LTC based on value of asset.

• Land loans up to 90 LTV.

• Residential refinance up to 65 LTV, purchase up to 80 LTV.

• Commercial refinance up to 75 LTV, purchase up to 90 LTV or ARV.

• NOT CREDIT driven up to 90 LTV.

• You need 10% of the value, plus closing costs.

• Completed Project Intake Form (provides a high level view of your funding request)

• Executive Summary or other documentation that details the project & includes:

a. Property description or existing appraisal report, if available

b. Information on existing loan & its lender

c. Color pictures of the subject property (both exterior & interior)

• Loan must show tangible net benefit to borrower

• Borrower must demonstrate some capacity to repay

• We require a new appraisal with our appraisers. Mandatory.

• Borrower’s financial statement (both corporate & individual) & last 3 years tax return

• Must have closing costs.

Depending on the transaction, 7 to 60 days

Most transactions average 14 to 30 days after approval

• Once appraisal is received we issue a term sheet
• Once accepted we issue pre-approval or POFs
